You read online: “Foundation -> Walls -> Roof”. Simple, right? In the Philippines, it’s more like: “Foundation -> Rain Delay -> Walls -> Contractor disappears -> Roof”.
1. Land. Don’t buy a swamp. Visit it when it’s raining to see if it floods. 2. The Architect. Find someone who listens. If they just say “yes sir” to everything, fire them. You need someone who says “that’s a bad idea sir”. 3. The Permit. This takes forever. Apply for it yesterday.
Layout. This is critical. If your house is crooked here, it stays crooked forever. Hire a surveyor. Foundation. Don’t skimp on cement. If the contractor tries to use “Class B” mix for footings, yell at him. Termite Poison. Spray the soil before you pour concrete. Trust me.
Walls. Watch the hollow blocks. Are they load bearing (700psi+)? Or the cheap sandy ones that crumble when you poke them? Roofing. Get this done ASAP. Once the roof is on, the workers can sleep inside and work during rain. Speed increases 200%.
This is where budgets die. Plumbing/Electric. Do this before plastering. Windows. Aluminum or bust. Don’t use steel visuals (they rust). Tiles/Paint. This costs way more than you think. That “P1000/sqm” tile you liked? It needs adhesive, grout, spacers, and a guy to cut it.
Be patient. It will rain. Material prices will go up. The barangay captain will ask for a “donation”. Just keep pushing.
