Roof and Balcony Coatings (Don't slip!)

Waterproofing hell.

I hate waterproofing. It’s sticky, it smells, and if you miss a spot, your ceiling is ruined. But you have to do it.

Option 1: Epoxy (The “Hard” One)

People love saying “Epoxy”. It sounds strong. It is strong. But… It cracks if your house moves (and houses always move). It turns yellow in the sun. And it’s slippery as ice when wet. Unless you add “anti-slip” sand… you’re gonna break a hip.

Option 2: Polyurethane (The “Rubber” One)

This is my favorite. It’s like painting liquid rubber on your floor. Why it wins:

  1. It stretches. (Thermal expansion? No problem).
  2. It has grip.
  3. It’s usually one component (no mixing failures).

The downside: It smells terrible during application. Like, “open all the windows or pass out” terrible.

Option 3: PVC Membrane (The “Pro” One)

This is a giant plastic sheet. They melt the seams together with a heat gun. Pros: Lasts 20 years. Cons: expensive. And if you poke a hole in it… good luck finding the leak. Water travels under the sheet and drips 5 meters away.

Recommendations

For a balcony? Polyurethane. Easy to apply. easy to repair. Just make sure the concrete is DRY before you paint it. “Moisture content” is the enemy. If the concrete is wet, the paint will bubble up like a blister. Don’t rush it.
